We received multiple offers and selected the one that best met the Seller's needs. The Buyers offered over $10,000 over the asking price of $369,900. The Sellers accepted that offer knowing that the home they are building would not be ready on the agreed upon closing date. As a Seller, prepare your home to show well. Remove clutter and personal items such as photographs. Paint rooms that need painting and use neutral colors, remember, you're painting for someone else's taste. You should be looking at colors that the majority of people might like, not necessarily what you might like.
Most Buyers will have a few contingencies when making their offer. Their offer may include inspection rights allowing the Seller to cure (repair) or bot cure. They may ask for a mold inspection, radon test and anything else that they may feel could be an issue with your home.
Unless they are paying cash, you most likely will deal with a finance contingency including an appraisal contingency. An appraisal is done by a 3rd party independent state licensed appraiser. The appraisal determines the value of your home as it pertains to the lending institution that is doing the loan for you Buyers. Should you receive and offer over the asking price but the appraised value comes in at or under that value, what happens? Having an experienced licensed Realtor representing you could very well be the difference in how much money you end up with. If you are thinking of selling without a professional Realtor representing you, you lose the buffer who will make the difference. Frankly, that same thing can be said as it pertains to Buyer requested repairs as well. In most cases a professional Realtor will pay for themselves and then some.
